Meet Josh & Karen Case

Real estate guidance built around your goals—not ours.

Buying or selling a home can be exciting. It can also be confusing, stressful, emotional, and sometimes all of those things at once.

We believe a good Realtor should help you understand what’s happening, know what your options are, and feel confident making the decisions that are right for you.

That’s what we try to provide through Case Closed Real Estate.

We’re Josh and Karen Case, Colorado Springs Realtors helping buyers and sellers throughout the Pikes Peak region. We bring different strengths and perspectives to real estate, but we share the same basic approach: listen first, explain things clearly, give you honest guidance, and move at the pace that makes sense for you.

You don’t have to be ready to buy or sell tomorrow to talk with us. And if you are ready tomorrow, we can help with that too.

How We Got Here

Long before we ever thought about becoming Realtors, we were first-time homebuyers ourselves.

The Realtors who helped us buy that first home were a married couple, and they were exactly what we needed at that point in our lives. They were patient. They educated us instead of assuming we already knew how everything worked. They shared real-life examples, answered our questions, and helped us feel good about the decisions we were making.

We remembered that experience.

Fast forward about 20 years. Josh had spent more than two decades working for Progressive Insurance in a large Colorado Springs call center, eventually managing the Training Department. Around that time, many of our military friends were retiring and beginning their own “next act.”

Josh mentioned that to Karen one day, and Karen pointed out something that now seems pretty obvious: you don’t have to retire from the military to decide it’s time for a new chapter.

As we talked about what that chapter might look like, real estate kept making sense. We liked the idea of working in the same field, helping people through important decisions, and maybe providing the kind of experience those first Realtors had given us years before.

Josh earned his real estate license in 2019. Karen planned to follow shortly afterward, although the world had other plans in 2020. She ultimately became licensed in 2022.

And here we are.

Different Strengths. The Same Goal.

We’re married, we share the Case Closed Real Estate brand, and we talk about real estate around our house probably more than our children would prefer.

But we aren’t interchangeable.

Each of us brings something different to the process.

Josh

Josh likes details. Really.

Contracts, deadlines, market data, negotiations, appraisal considerations, pricing strategy, and the legal and procedural side of a transaction are all things he genuinely enjoys.

His years managing training before entering real estate also shaped the way he works with clients today. He doesn’t just want someone to know what is happening; he wants them to understand why it is happening and what choices they have.

Clients often ask Josh, “What would you do?”

His answer usually starts by turning the question back toward them: What have you told me matters most to you? What are you trying to accomplish? What risks are you comfortable with?

Then he’ll explain which option seems most consistent with those priorities.

But the decision remains yours.

Josh is also unusually comfortable staying calm when a transaction becomes stressful. Whether the concern involves a contract, an inspection, an appraisal, another agent, a lender, a title company, or simply the emotions that come with making a major financial decision, he tends to slow things down, identify the actual problem, and start working through the options.

His professional designations include ABR®, AHWD, GRI, MRP, and PPRES, and he holds an Employing Broker-level license. He has also held numerous leadership, education, and mentoring roles within a local professional networking organization.

Karen

Karen notices things.

She notices homes that might be a great fit for a buyer. She notices when something that looks good online probably won’t work in real life. She notices how people react when they walk into a room. And she is very good at getting people comfortable enough to say what they’re really thinking.

Sometimes maybe a little too comfortable.

Before becoming a Realtor, Karen spent more than 25 years primarily focused on raising our family and managing a household that, at times, had as many as thirteen people living in it.

That experience turns out to translate remarkably well to real estate.

Karen understands how people actually live in homes—not just how rooms look in listing photos. She thinks about how a space may work as families grow and change, how rooms connect, where people gather, what might become frustrating over time, and what could make a house feel like home.

She also has a natural eye for decorating and staging and is particularly good at helping sellers see changes that could make their home more appealing without making them feel criticized in the process.

Karen has years of community leadership experience, including serving as president of a neighborhood pool organization during a period when it went from facing possible closure to thriving and expanding its staff. She has also completed additional real estate education involving areas such as reverse mortgages, 1031 exchanges, and estates and trusts.

Choose the Realtor Who Is Right for You

When you work with Case Closed Real Estate, you will formally hire either Josh or Karen as your Realtor.

That person remains your primary representative, negotiates on your behalf, communicates with the other parties in your transaction, and helps you make decisions throughout the process.

But you also have another experienced resource nearby.

Karen may ask Josh to help explain a complicated contract question. Josh may ask Karen for another perspective on a home, layout, or staging decision. Occasionally one of us may help the other by showing a property or providing backup when schedules conflict.

Sometimes we meet with prospective clients together and let them decide who feels like the best fit.

The important part is that you know who represents you while also knowing there’s another person available when an extra perspective could be useful.

Real Estate Is Usually About More Than Real Estate

Some of the clients we remember most are the ones who came to us unsure whether what they wanted was even possible.

That includes first-time buyers who were convinced their budget wouldn’t buy the kind of home they hoped for, only to discover that they had more options than they expected.

It includes longtime homeowners who were ready to downsize but weren’t sure where to begin.

It includes people relocating into or away from Colorado, families responsible for selling a home after the death of a loved one, clients navigating complicated or emotionally difficult transitions, and buyers working through the very different process of purchasing a newly constructed home.

Those situations may look very different, but they usually have something in common:

The real estate transaction is only one part of a much bigger life decision.

Our job is to help make that part understandable and manageable so you can make the choices that best support whatever comes next.

Colorado Springs Is Home

Karen was born and raised in Colorado Springs, aside from a few years away as a child and during college.

Josh arrived before the turn of the century, met Karen, and apparently decided there wasn’t much reason to leave.

We’ve now been married for more than 28 years and have raised seven children here. Our family has experienced Colorado Springs through schools, athletics, music programs, community organizations, church, military connections, local businesses, changing neighborhoods, and more events and activities than we could possibly list.

Professionally, we’ve helped people buy and sell homes throughout Colorado Springs and surrounding communities.

Personally, we’ve simply lived here.

And one of the things we still love about the Pikes Peak region is that, even after all these years, it sometimes feels like there’s another neighborhood, restaurant, trail, business, or corner of the city we’re only now discovering.

If you’re new to Colorado Springs, we’re happy to share what we know.

And if you’ve lived here longer than we have, there’s a good chance you know something we don’t.

Why “Case Closed”?

Yes, our last name made the name hard to resist.

But there’s more to it than that.

A real estate transaction involves contracts, deadlines, negotiations, money, legal obligations, inspections, appraisals, and a long list of people who all need to do their part.

Ultimately, buyers want to receive the keys to a home they’re excited to make their own. Sellers want their transaction completed successfully so they can move forward with whatever comes next.

That’s the kind of “Case Closed” we’re working toward.

But that does not mean pushing every transaction toward a closing at all costs.

Sometimes the best decision is to make an offer.

Sometimes it’s to walk away.

Sometimes it’s to list your house now.

Sometimes it’s to wait six months.

Our job is to understand your situation, help you identify what matters most, explain your options, protect your interests, and help you move toward the outcome you choose.

When the right decision ultimately leads to the closing table, then we’ve done what we came to do.
